Tenant Charges & Fee Schedule

This fee schedule applies to all Osmon Properties rentals, including single-family homes, apartments, and mobile home lots. Charges may be assessed during the lease or after move-out. Once notice is provided, charges may be auto-drafted from the tenant’s ACH account on file.

Move-Out Charges

  • Cleaning: $0–$550 depending on condition

  • Drywall Repairs: $100–$700

  • Broken Interior Door (per door): $150–$300

  • Broken Exterior Door (per door): $350

  • Missing Smoke Detectors: $75 per unit

  • Broken or Missing Blinds (per blind): $50

  • Professional Carpet Cleaning: $300 flat rate if required

  • Flooring Replacement: $500–$3,500 ($4 per square foot)

  • Paint Rework: $150–$1,700 depending on coverage

  • General Repairs: $50–$500

  • Broken or Missing Door Knobs (per knob): $60

  • Pest or Rodent Extermination: $250–$500 if infestation found

  • Drip Pan Replacement: $65 (appliance pans)

  • Furniture Removal (per item): $100

Maintenance Charges (Due to Tenant Neglect)

  • Septic Misuse (wipes, grease, etc.): $150–$500

  • Leaks from Tenant Neglect: $40+

  • Lockout Service: $50 (including keypad battery issues)

  • Lock Tampering: $50-TBD

  • Damage to Appliances, Fixtures, or Plumbing: $50–$300 depending on scope

  • Rekeying Fee: $75 - $125

  • Key Retention Fee: $150-$200

  • Filter Negligence: $50

  • Denying Entry for Bug Spray: $100-TBD

  • Destruction of Blinds: $60 - $100/Window

  • Smoke Detector Tampering: $100/Detector

  • Smoking Inside of Property Fine: $250-$500

  • ACH Return Fee: $45/Transaction

Lease Violation Charges

  • Cleanliness Violation: $50-$100 (trash accumulation, unsanitary condition)

  • Unauthorized Pet: $300 + $20/day until resolved

  • Unauthorized Guest/Occupant: $100/week

  • Inoperable or Unregistered Vehicle: $10/day

  • Improper Porch Furniture / Storage: $50–$200

  • Refusal of Entry (Inspection or Maintenance): $50–$150

  • Trash Left Outside: $25–$50 per incident

  • Noise Violation (after 10 PM): $50 after written warning

  • Lawn Not Trimmed (if tenant is responsible): $50 + Cost of Lawing

  • Unauthorized Lawn Watering: $10/day (where water is included)

  • Skirting or Tie-Down Violation: $10/day (mobile homes)

  • Unauthorized Additions or Improvements: $50-TBD

  • ACH Non-Compliance: $75-$150

  • Not Maintaining Utilities in Tenant's Name: $250

  • No Smoking: $250-TBD

  • Hostility Towards Staff and/or Residents: $100-$250

  • Prohibited parking: $350-$500

  • Peace Disturbance Fine: $50-$200

  • Court Filing: $200

Administrative / Financial

  • Returned/Failed ACH Payment: $25 + any bank fees

  • Failure to Enroll in ACH: $10/month

  • ACH Change/Update: Free with new form submission

  • Late fee: $50 on the 6th and $150 on the 15th

  • Eviction Notice Serving Fee: $25
